Whether you’re looking to downsize from the maintenance of a hill country acreage lot or you want to live the hill country dream without the cost of an acreage lot, Johnson Ranch is your answer. With six different lot sizes and distinct gated enclaves, you’ll find neighborhoods within Johnson Ranch where home prices will range from the low $200k’s up to homes in the $800k’s. Our select list of preferred local production and custom homebuilders will deliver a combination of spec and custom homes. And if you’re ready to secure your piece of the hill country but haven’t yet settled on the dream home design, we have an exclusive estate section of lots that will be sold direct to the public that allows you the time you need to determine your building plans. The six different lot sizes will start at 55’ x 120’ dimensions and range all the way up to 120’ x 160’ and larger.

The panoramic views of the Cibolo Creek valley and the rolling hill country are available for you from over half of the home sites in Johnson Ranch. And, you can feel the history of the Johnson family’s meticulous care for the ranch as you drive through miles of ranch land covered in flourishing massive live oak trees that result from 50+ years of their management of the cedar growth. Whether you’re entering the community from FM 1863 and greeted by the long double row of mature plantation style Pecan trees in the Johnson Way median or as you’re arriving from the entrance on Highway 281 you’re welcomed by the five-mile views from high above the Cibolo valley, you’ll immediately recognize the uniquely natural beauty of this land.

The developer will have a thorough set of subdivision design guidelines that will be rich in hill country architecture while preserving the natural features of this beautiful and historic ranch. These carefully crafted guidelines will protect the investment you have in your home for the life of the development.
When Can I Move?
All of the necessary permits and approvals are in place to commence construction of the first phase of lots at the southern end of the property near the new elementary school. Development is currently expected to begin in 2012 with the first homes expected to be complete during 2013. Construction of the first phase of the amenity center to include a swimming pool and bath-house plus the playscape and park area is planned to begin within six months of completion of the first homes.
Central Water and Wastewater Service (and other underground utilities)
Unlike most development in the hill country which is on well and septic, Johnson Ranch will be served with central surface water from Canyon Lake (via GBRA) and a central wastewater treatment system. No more worrying about the water pressure in your own well or maintaining your own septic tank. And you won’t be bothered by overhead power lines running through the middle of the community because all internal utilities will be underground. Electric and gas will be provided by CPS while GVTC will serve the community with its “Fiber-to-the-Home” technology for telephone, cable TV and high-speed Internet.
